The Community Standards are mandated and informed by our governing documents, all applicable laws, and the spirit of the open design concept established by the developer of Mill Valley North.

By setting clear, consistent expectations for homeowners, these standards help preserve the appearance, safety, and long-term property values of our homes and neighborhood, and enhance the quality of life we share here.

The Community Standards are not a random collection of “rules” but rather a compilation of laws, guidelines, and mandates that reinforce our collective commitment to maintaining a community we are proud to call home, today and for years to come.

  • HOA stands for “Homeowners Association.” Our HOA is Mill Valley North Association, Inc., a legal entity formed by the developer to maintain common areas and shared amenities, enforce property standards, uphold the neighborhood’s appearance, and protect home values. These are some of the benefits of owning a home in Mill Valley North.

  • The Community Standards were written, reviewed, and voted upon as mandated by the governing documents of the community (specifically, Section VII Architectural Standards of the Special Warranty Deed executed October 6, 2003, which can be found on page 171 of the CC&Rs, available on the Documents page of this website.) As such, the Community Standards document is a legitimate and lawful governing document of the Association and its terms are legally binding on all homeowners.

  • There is no option for a homeowner vote for Community Standards or the interpretation of ARC regulations in our development. This is mandated by Section VII Architectural Standards of the Special Warranty Deed executed October 6, 2003, which can be found on page 171 of the CC&Rs, available on the Documents page of our website.

  • Aside from correcting typos or making any necessary clarifications to language, the Community Standards will not change materially, as they are mandated by the governing documents of this development. However, as new technologies and building materials emerge, the Community Standards will be reviewed for content every 2-3 years and revised as needed.
